Mortgage Pre-Qualification vs. Pre-Approval
Before you shop for a home, let’s discuss your budget, down payment, and a monthly payment you feel comfortable with. The amount you may qualify to borrow is not necessarily the amount you should spend.
What is pre-qualification?
Pre-qualification is generally a preliminary estimate based on information you provide about your income, assets, debts, and credit. It can help you explore mortgage options and a potential price range.
Information may not yet be fully verified. If the documentation differs from the information provided, your eligibility or estimated loan amount may change. Pre-qualification is not final loan approval or a commitment to lend.
What is pre-approval?
Pre-approval generally involves a more detailed review of your mortgage application, credit, income, assets, and debts. Depending on the lender and your circumstances, verification may involve electronic services, supporting documents, or both.
As your mortgage broker, Platinum Advantage Mortgage helps you prepare your application and coordinate the review with a lender. We explain what has been verified, whether an underwriter has reviewed your file, and what conditions remain.
A pre-approval letter can help demonstrate your financing readiness when making an offer. It does not guarantee that your offer will be accepted or that your loan will receive final approval.
What happens after you find a home?
Final approval depends on satisfying the lender’s remaining conditions. These may include an acceptable appraisal if required, title review, property eligibility, updated financial information, and other loan-specific requirements.
Pre-approval does not lock your interest rate. Changes in rates, income, employment, debts, credit, or available funds may affect your eligibility or loan amount. Your letter may also have an expiration date.
